In accordance with Section 551.042 of the Texas Government Code, this agenda has been posted at the Weatherford City Hall, distributed to the appropriate news media, and posted on the City website at http://www.weatherfordtx.gov within the required time frame. As a courtesy, the entire Agenda Packet has also been posted on the City of Weatherford website at www.weatherfordtx.gov/agendas. All meetings of the Weatherford City Council, Municipal Utility Board, and other boards/commissions/committees of the City of Weatherford are open to the public. Public participation and written comments are invited on all open session business items.
The Mayor/Chair requests that all electronic devices be turned off or set to vibrate. Members of the audience are requested to step outside the Council Chambers to conduct a phone conversation. Weatherford City Hall is wheelchair accessible and special parking is available on the south side of the building. If special accommodations are required please contact the City Secretary at 817-598-4202 a minimum of 24 hours in advance.
The City Council, Municipal Utility Board, and other boards/commissions/committees of the City of Weatherford, as allowed, reserve the right to enter into Executive Session at any time during the course of this meeting to seek legal advice from the City Attorney on any posted agenda item as authorized by Texas Government Code, Chapter 551.071.
Unless a Work Session Agenda, or otherwise indicated, action may be taken on any of the following agenda items.

Hold a PUBLIC HEARING and consider a request for a zoning map amendment from (AG) Agricultural to Single Family 7.5 with a (P) Planned Unit Development Overlay, being 361 residential lots on approximately 145.07 acres, generally located Northeast of the intersection of Causbie Rd and Old Airport Rd, City of Weatherford, Parker County, Texas. Hold a PUBLIC HEARING and consider a request for a conditional use permit regarding an Auto Repair use for Brakes Plus, on a 1.897 acre tract generally located at Lot 3R, Block 1, W.M. Jackson Addition, City of Weatherford, Parker County, Texas. CUP2024-0002.

Suggested Action:
Staff recommends approval of the conditional use permit request subject to the following conditions.

1. No outside storage of auto parts or accessories.

2. No temporary signage.

3. Hours of operation Mon-Sat 7am-7pm

3.c.

Hold a PUBLIC HEARING and consider a request for a conditional use permit regarding a Fueling Station use for Big Pantry LLC, on a 0.81 acre tract located 1111 Fort Worth Hwy, City of Weatherford, Parker County, Texas. CUP2024-0004.

Suggested Action:
Staff recommends approval of the conditional use permit request subject to the following conditions.

1. Pole sign for fueling station must be moved out of visibility triangle and converted to a monument sign. Big Pantry pole sign must be removed.

2. No temporary signage.

3. New striping in the parking lot.

4. Hours of operation for fueling station is Sun-Sat 5am-11pm. Hours of operation for the liquor store are Mon-Sat 10am-9pm, closed Sundays.

5. Subject to all requirements of the subdivision ordinance and completion with certificate of occupancy by 20 months with construction starting within 8 months of this ordinance being passed.
